Clear, fair policies designed to protect both our Southwest Florida guests and our business. Please review these terms before making your Cape Coral or Fort Myers vacation rental reservation.

Important Notice

By making a reservation for any Cape Coral, Fort Myers, or Southwest Florida property, you acknowledge that you have read, understood, and agree to be bound by all policies outlined below. These policies are enforceable and designed to ensure a positive SWFL vacation experience for all guests.

Cancellation Policy for SWFL Properties

We offer flexible booking options to meet different travel needs and budgets for your Cape Coral or Fort Myers vacation:

Firm (Refundable)

Standard Rates
  • 30+ days before check-in: Full refund minus 3% processing fee
  • 14-29 days before check-in: 50% refund
  • Less than 14 days: No refund
  • No-shows: No refund, full charges apply

Non-Refundable

5% Discount Applied
  • No cancellations allowed
  • No refunds under any circumstances
  • No changes to dates or guests
  • Immediate payment required

Special Southwest Florida Circumstances

Refunds for weather-related cancellations (hurricanes, tropical storms) require official government evacuation orders for Cape Coral, Fort Myers, or Lee County. Travel insurance is strongly recommended to protect your Southwest Florida vacation investment.

Payment Terms for SWFL Rentals

All Cape Coral and Fort Myers bookings require full payment upfront to confirm your Southwest Florida vacation reservation. We accept multiple payment methods for your convenience.

Accepted Payment Methods:

  • PayPal: Secure online payments with buyer protection
  • Zelle: Direct bank transfers (US banks only)
  • Venmo: Quick mobile payments (@Andres-Rodriguez-76)
  • Apple Pay: Secure payments from Apple devices
  • Credit/Debit Cards: Visa, MasterCard, American Express, Discover

Payment Schedule:

  • Full payment due at time of booking
  • Security deposit charged 48 hours before Cape Coral/Fort Myers check-in
  • Additional fees (pets, damages) charged as incurred
  • Refunds processed within 7-14 business days

Pet Policy for Southwest Florida Properties

We welcome well-behaved pets at select Cape Coral and Fort Myers properties! Pet-friendly SWFL accommodations require advance approval and additional fees.

Pet Requirements for SWFL Stays:

  • Maximum 2 pets per reservation
  • Must be house-trained and up-to-date on vaccinations
  • Pets cannot be left unattended on Cape Coral or Fort Myers properties
  • Owners responsible for all pet-related damages
  • Pet waste must be cleaned up immediately
  • Pets must be leashed in common areas and SWFL neighborhoods

Dogs (up to 50 lbs) $100 Vaccination records required
Dogs (over 50 lbs) $150 Pre-approval + vaccination records
Cats $75 Must be indoor-only during stay

Travel Insurance Requirement for SWFL Vacations

Travel insurance is mandatory for all Cape Coral, Fort Myers, and Southwest Florida bookings to protect both guests and property owners from unforeseen circumstances.

Required Coverage Through Generali:

  • Trip Protection: Covers cancellations due to illness, injury, or emergencies
  • Property Damage: Up to $5,000 coverage for accidental damage to SWFL properties
  • Medical Coverage: Emergency medical expenses during Southwest Florida travel
  • Weather Protection: Coverage for hurricane/storm-related cancellations in SWFL

Travel insurance protects your Cape Coral or Fort Myers vacation investment and allows us to quickly process damage claims without impacting your security deposit. It's a win-win protection for everyone involved in your Southwest Florida getaway.

House Rules & Conduct for SWFL Properties

Check-in/Check-out for Cape Coral & Fort Myers:

  • Check-in: 4:00 PM or later
  • Check-out: 11:00 AM or earlier
  • Late checkout: $100 per hour (subject to availability)
  • Early check-in: $50 fee (subject to availability)
  • Door code: 6379 (provided after payment confirmation)

Occupancy & Guests:

  • Maximum occupancy strictly enforced for safety and neighborhood compliance
  • All guests must be registered at booking
  • Unregistered guests: $100 per person per night
  • Day visitors allowed until 10 PM only (respect SWFL neighborhoods)

Prohibited Activities in Cape Coral & Fort Myers:

  • Smoking of any kind (minimum $500 fine + deep cleaning)
  • Parties or events exceeding occupancy
  • Illegal activities or substance use
  • Excessive noise after 10 PM (respect SWFL community standards)
  • Moving or removing furniture
  • Glass containers near pool areas

Legal Terms & Jurisdiction for SWFL Properties

By booking with Blu Luxury Rentals for Cape Coral, Fort Myers, or Southwest Florida properties, guests agree to the following legal terms:

Guest Liability:

  • Guests waive right to pursue legal action against owners or Blu Luxury Rentals for injury, loss, or damage during SWFL stay
  • Guests assume full responsibility for their safety and the safety of their party
  • Guests are liable for all damages caused during their Cape Coral or Fort Myers stay

Property Owner Rights:

  • Owners reserve the right to file claims for property damage
  • Legal action may be pursued for breach of contract
  • Security deposits may be retained for damages or policy violations

Jurisdiction:

  • Florida state law governs all agreements
  • All disputes handled in Lee County, Florida courts
  • Binding arbitration required before litigation
  • Prevailing party entitled to attorney fees
